INVESTMENT RISK DISCLOSURE
Important notices regarding real estate assets, land banking, and market dynamics
1. General Real Estate Nature
Real estate property and land banking investments are tangible, capital-appreciating assets. However, like all physical property investments, they are subject to macroeconomic variables, inflation rates, infrastructure delivery timelines, and local market demand cycles.
2. Appreciation & Projections
While our estates are located in high-growth corridors (e.g. Kuje Abuja, Lekki-Epe Expressway, FUTO corridor Owerri, Port Harcourt GRA expansion), historical capital growth rates of 25%–50% per annum are indicative based on past trends and cannot be construed as a fixed guaranteed return.
3. Liquidity Notice
Real estate is generally a medium-to-long-term illiquid asset. Converting land or residential property into immediate cash requires standard buyer matching, survey re-verification, and transfer documentation. Investors should align their capital with appropriate investment horizons (minimum 12–36 months).
4. Title & Legal Certainty
BMS Global conducts rigorous due diligence to eliminate third-party ownership risks. Prospective investors are always encouraged to carry out independent legal verification of our documents prior to closing.
